Booking & cancellation

A 30% deposit confirms your dates. The remaining balance is due 30 days before arrival, or in full at the time of booking if you are arriving sooner than that.

We accept PromptPay, Thai bank transfer, and Visa and Mastercard. All charges are made in Thai baht — if you are paying on a foreign card, your bank sets the exchange rate and may add its own fee.

Cancel 30 or more days before check-in for a full refund of your deposit. Between 30 and 14 days, the deposit is retained. Within 14 days of arrival, the booking is non-refundable. Refunds are returned by the same method where possible; PromptPay payments are refunded by Thai bank transfer.

If we have to cancel your booking for any reason on our side, you receive a full refund of everything paid, and we will help you find somewhere comparable.

Refunds of PromptPay payments are returned by Thai bank transfer: the PromptPay network does not support reversing a payment, so we send it back manually. Please allow a few working days.

Check in from 15:00, check out by 11:00. If your flight lands awkwardly, tell us — early check-in and late check-out are usually possible when the villa is not changing over the same day, and we would rather arrange it than have you waiting.

These exist to keep the villa pleasant for you and for the neighbours, not to catch anyone out. If something is unclear, ask.

Accidents happen and small things are not charged for. Significant damage or loss is charged at replacement cost, and we will always show you what it cost before asking for anything.
